The perfect symmetry between architectural beauty, privileged location, nature and modernity, associated with the practicality of an intense daily routine, but surrounded by security, tranquility and leisure for the whole family, makes the Northwest Sector in Brasília the new urban reference when it comes to quality of life, making it one of the most valued regions of the Federal District.
The history of the newest upscale neighborhood in the capital dates back to the 1980s, forming part of the “Brasília Revisitada” project designed by Lúcio Costa, designed to be the first ecological neighborhood in Brazil and covering 821 hectares in size, in what is considered the last residential area of the Plano Piloto with an expected population of 40 thousand inhabitants, in the 20 residential blocks designed and which will total 220 residential buildings.
Northwest Sector: The appreciation of the lifestyle and residence in Plano Piloto
Next to the North Wing, Burle Marx Park and close to the Eixo Monumental, the Northwest Sector represents the best of both worlds that make up the city. On one hand, the tranquility that comes from nature; on the other, the comfort of being close to all the urban amenities that Brasília has to offer.
Accessibility and mobility are concepts that have been part of the planning of Noroeste since its creation. This planning gives the neighborhood the urban characteristics of a Park City, taking into account the historical experience of Brasília, deepening it, updating it and enriching it, in light of the contemporary technological resources available. There are four entrance and exit roads to the neighborhood, as well as lanes for cyclists and pedestrians, ensuring ease and convenience for coming and going, with the certainty that living in Noroeste means being close to everything.
In addition to planning cycle paths and cooperative paths and spaces that encourage leisure, practice of physical activities, sports and social activities throughout the neighborhood, the implementation of Burle Marx Park, which will be the second largest in the Federal District, is another determining factor in positively impacting the quality of life of residents, further confirming Noroeste's vocation as an ecological neighborhood. This vocation is permeated by the concepts of sustainability present in the design of the buildings, which are mostly designed to be more sustainable and economical, with the use of materials that provide better thermal and lighting performance to the apartments, in addition to alternative energy consumption technologies, such as solar and photovoltaic energy.
Finally, another major difference in the planning of the Northwest is the way in which the residential and commercial areas are distributed and organized, with buildings not so close to each other, allowing for greater use of daylight and natural ventilation, as well as the structure of interspersed commerce every two blocks, different from the model used in other sectors (such as in the South, North and Southwest Wings). In addition, the commerce does not have the format of stores inside and outside the blocks, and was strategically designed to best serve residents and merchants. The commercial buildings are installed between the avenues and are slightly distanced from the residential areas.
Northwest Sector: A neighborhood in constant evolution
With infrastructure works in full swing, the neighborhood continues to evolve and provide its residents with comfort, accessibility and security.
Completed in 2021, the W9 Avenue It will allow vehicles to travel between the North Transport Sector (STN) and DF 040. In addition, the avenue promises to boost the neighborhood's economy, given that it will be home to most of the commercial enterprises in the Northwest, especially stores. The avenue, which is expected to be the neighborhood's main road, has two lanes, one in each direction, with three lanes each. The road is expected to serve around 20,000 residents who currently live in the Northwest Sector.
THE Burle Marx Park will soon receive works that will allow the population to enjoy its full ecological potential. Recently, Terracap opened a bidding process for actions in the Burle Marx Park, providing two leisure islands, in addition to electrical and plumbing installations.
In addition, Noroeste became the first neighborhood in the Federal District to have an underground waste bin infrastructure. With a storage capacity of 3,000 liters each, the first waste bins were installed in SQNW 311 and the others are expected to be completed by the end of May 2021, becoming part of the SLU collection route. The new development brings improvements to the neighborhood's residents, including: protection against pests and disease vectors, reduction of bad odors and reduction of visual pollution levels.
