Brasília gained national prominence with the construction of the first ecological neighborhood in all of Brazil: the Northwest. Conceived by Lúcio Costa in his architectural expansion project for the city “Brasilia Revisited”, the new sector redefines the concept of living and living well in Brasília by prioritizing in its planning, the quality of life of its residents and the environmental sustainability.
In order to maintain the concept of ecological neighborhood, an Environmental Management Plan for Implementation was established from its conception. This “manual” was prepared by Terracap together with the various government areas focused on environmental preservation and urban planning in the city.
The urbanization project implemented guidelines for comfort and energy performance. All with a focus on moderate energy consumption, contributing to cleaner skies and fewer pollutants in the air of the Federal Capital.
The blocks also have a similar configuration to the famous superblocks of Brasília. But despite having similar aspects to other regions of the city, their structure marks a new episode in the existence of local residential neighborhoods, adding a real balance between architecture and urbanism.
Its design also includes spaces that encourage practice of physical activities, sports and social activities, such as the planned Burle Marx park, designed in the heart of the neighborhood, which will be the second largest in the DF, in addition to wide cycle paths and jogging paths that are being installed next to the vegetation in a studied way, so that nature is not harmed.
Residential areas with commercial structures interspersed every two blocks are different from the model used in other sectors (such as in the South, North and Southwest Wings).
The commercial area is not divided into internal and external stores, and was strategically designed to best serve residents and merchants. The commercial buildings are located between the avenues and are slightly distant from the residential areas.
Northwest Real Estate Market and the new 2018-2020 cycle
The installation of the first ecological neighborhood in Brazil, Noroeste, is in full expansion. On November 15, the governor of Brasília, Rodrigo Rollemberg, visited the Noroeste Housing Sector, accompanied by businessmen, to inspect the infrastructure and urban planning works that are being carried out on site.
The improvements include the completion of roads, the installation of Burle Marx Park, the construction of four squares and the laying of 240 thousand square meters (m²) of grass, of which 57 thousand square meters will be implemented this year, according to Government estimates.
“We are resuming infrastructure investments in the Northwest. We are awaiting a bid to begin fencing off Burle Marx Park, in addition to thinking about entertainment and leisure projects, such as multi-sports courts, to attract the public.”, highlighted Rollemberg.
This visit is already a reflection of the meeting held on November 1st, in which Governor Rollemberg, together with representatives of the Association of Real Estate Companies of the Federal District (Ademi-DF), met to discuss infrastructure of the Northwest, the development of Burle Marx Park and several other actions that are already being noticed in the neighborhood's daily life.
With this new scenario, the demand The demand for new properties in the sector has been growing every day. On the other hand, the stock of ready and new properties in construction companies has been decreasing in the short and medium term, given the low number of launches made in recent years. These two forces combined should impact property prices in the sector at the beginning of next year, especially for units that will be delivered in 2018.
In addition to the immediate appreciation that this movement will cause in the local market, the heating of the economy associated with the drop in interest rates on real estate credit, it should accelerate the process of new launches by construction companies, however, with new deliveries only scheduled for the 2020/2021 biennium.
Some data from Noroeste
Currently, there are almost three thousand occupied units in the neighborhood and more than ten thousand residents in 54 buildings already delivered. In other words, almost 25% of the expected population and buildings.
Each regular block has 10 to 11 residential blocks of varying dimensions, with six floors on stilts and the possibility of occupying the roofs. Its superblocks are arranged along Burle Marx Park, providing residents with direct contact with nature.
Residential areas are called Superblocks Northwest or, following the city's syllabic pattern of contestation, “SQNW”. Their numbers go from 100 to 300 in sequence as SQNWs 102 to 111 for the first range of blocks and SQNWs 302 to 311 for the second range of blocks – South-North direction. Areas for the construction of corporate buildings will also receive numbers of 500 and 700 in the same sequence.
